What Does $2M to $10M Buy in Naples, Florida?
Published October 21, 2026 by Source One Realty
In short
In Naples, $2M to $10M covers most of the luxury market: new-construction downtown condominiums from roughly $2M to $8M, Old Naples and Park Shore homes and condominiums across the band, and entry points into Port Royal and Aqualane Shores waterfront estates at the top. The right fit depends on how you plan to use the home: walkability, beach access, boating, or rental income.
Downtown Naples and Old Naples
Downtown Naples is the walkable core around 5th Avenue South and 3rd Street South. New-construction condominium collections here start around $2M and run past $8M for the largest residences, with resale condominiums and cottages below and beside them. Old Naples, the historic streets near the pier, mixes cottages, luxury single-family homes, and low-rise condominiums within a short walk of the beach.
Buyers choose this area for walkability: dinner, galleries, and the beach without getting in the car.
Park Shore and the bayfront
Park Shore offers beachfront and bayfront condominium towers west of US 41, plus single-family streets between them. Condominiums with Gulf views sit comfortably inside the $2M to $10M band, and the neighborhood's private beach access is a draw for second-home owners.
The marina and bayfront district closer to downtown adds condominiums over the water, popular with buyers who want a boat slip within walking distance of dining.
Port Royal and Aqualane Shores
Port Royal is Naples' most established luxury waterfront neighborhood, with deep-water access and estate homes. Aqualane Shores, between Old Naples and Port Royal, offers canal-front homes popular with boaters. In both, $10M is an entry point rather than a ceiling, and tear-down lots alone can trade inside this band.
Marco Island and Fort Myers
South of Naples, Marco Island offers beachfront condominiums and canal homes with Gulf access, generally at lower price points than comparable Naples waterfront. Up the coast, Fort Myers widens the range further, including new construction and investment properties well under $2M.
How to choose
Start with use, not price. A buyer who wants to walk to dinner, a boater who needs a slip, and an owner who plans to rent seasonally will each land in a different neighborhood at the same budget. We walk buyers through recent comparable sales in the exact buildings and streets they are considering before any offer is written.
