What Should Out-of-State Buyers Check Before Buying a Naples Condo?
Published October 21, 2026 by Source One Realty
In short
Before buying a Naples condominium, review the association's budget, reserve study, and meeting minutes, confirm the building's milestone inspection status, and get real insurance quotes during your inspection period. Florida's tightened reserve and inspection requirements have raised fees in some older buildings, so the true monthly cost and any planned assessments should be clear before you are committed.
Reserves and milestone inspections
Florida condominium associations now face stricter structural inspection and reserve funding requirements. Buildings must complete milestone inspections at certain ages, and associations can no longer waive funding for structural reserves the way many once did.
For a buyer, this cuts both ways. Well-funded newer buildings are safer bets, while some older buildings face special assessments to catch up. We review the association's budget, reserve study, and recent meeting minutes with you so planned assessments are visible before you offer.
HOA fees, in context
Monthly association fees in Naples vary enormously, from a few hundred dollars in simpler communities to several thousand in full-service buildings with doormen, pools, and beach or marina amenities. The right question is not whether the fee is high, but what it covers and whether the reserves behind it are funded.
New-construction buildings publish estimated budgets before opening. Estimates are exactly that, and the condominium documents set the final budget, but they give a useful baseline for comparing carrying costs.
Flood zones and insurance
Flood zone, elevation, and the age of the roof and systems all shape insurance cost in Southwest Florida. Two similar condominiums a few streets apart can carry very different premiums.
We help buyers get real insurance quotes during the inspection period, not after closing, so the true carrying cost is part of the decision. For condominiums, that means understanding both the association's master policy and your own unit policy.
Buying from out of state
Most of our Naples buyers live somewhere else. We tour homes on video, coordinate inspections, and handle closing remotely with a local title company. You typically only need to be in Naples if you want to be, and the Florida-specific items above are exactly what we flag before you commit.
