Which markets do you cover?

Cleveland and Northeast Ohio — Ohio City, Tremont, Downtown, Lakewood, West Park, Cleveland Heights — and Naples/Southwest Florida, including Marco Island, Bonita Springs, and Estero.

What returns should I expect?

It depends on the market. Cleveland tends toward cash-flow and BRRRR-style returns; Naples is more of an appreciation and seasonal-revenue market. We'll show you what comparable units actually produce.

Can I run short-term rentals anywhere?

No. Minimum lease terms are set by community and zoning in both cities, and some buildings require 30 days or longer. We check the rules for a specific property before you make an offer.

Do you work with out-of-state and international buyers?

Yes, and it's a large part of what we do in both markets. You get condition reports with photos, real statements, and one point of contact who lives here.

What's the minimum to get started?
